What is different about selling an inherited house here?

Three things at once. A court timeline you did not set, more than one person entitled to an opinion, and a house that has been loved rather than maintained.

The market is indifferent to all three. Our work is to keep the family's pace and the buyer's pace from damaging each other.

Can we sell as-is?

Usually, and often you should. A buyer at this level still inspects and still finds what is there, so the honest path is to state in writing what will not be repaired before the first offer arrives.

The exception is the short list of items that read as neglect: the failed water heater, the patched roof, the smell. Those cost more in the price than they do to fix.

How do we keep a sale from stalling among siblings?

One process, one calendar, one person who answers the phone. Every decision goes to everyone at the same time, which removes the side conversation that turns a sale into a dispute.

We will not invent a hearing date on a web page [VERIFY San Diego probate timing with counsel]. We build the marketing around the date your attorney gives us.

If your question is not on this page, ask it. Joy answers these herself.
